We are in the midst of a long period in which buyers (particularly first time buyers) are frustrated by the lack of homes available for sale here in our local market.  This is a national problem but is particularly relevant to us here in the Metro Orlando market.  The low supply of homes and increased competition for a smaller and smaller number of homes have kept prices high and still rising.

Mother always said you should….

My Mom used to tell me (and still does in fact) over and over again to do this and do that, not do this and not to do that.  ALL, I recall, very valuable advice.  Looking back on it, I can say she was, and still is, a very wise woman – even though I may have not thought so at the time.  Time reveals, in fact, just about every caring Mother is a Wise Woman.  I can see why we carve out a special day each year to acknowledge Mothers.  So here is a shout out to all Moms’ –



Even those whose Mom’s are no longer with us, can celebrate this Mothers Day, as we know Moms both here with us now, or here only in spirit, are still special in more ways than we can count. 

Especially the Mom’s who are sitting right now by their child’s hospital bed not too far from where I type this…

Right now, there are kids who are trying to beat the Cancer Monster and other debilitating diseases at hospitals all over America - including right here in our backyard in Orlando.  The Mom’s of these brave kids are most likely NOT thinking about their special day this month.  They are simply just being “Mom” doing what a real loving Mom does.   God bless them for it.

Second Chances Possible for Foreclosed Sellers

If you are a seller that lost your home to foreclosure there may be some new light at the end of the home ownership tunnel for you. Normally, the wait was about 36 months before you could buy a primary residence again with a Federal Housing Administration (FHA) loan if you lost your home to a short sale or foreclosure. Now, the FHA's Back to Work Program is allowing buyers to purchase a primary residence possibly as soon as 12 months following a short sale, foreclosure or deed in lieu of foreclosure.

The program runs through Sept. 30, 2016.

To qualify for the program, potential buyers must be able to document the financial problem that prompted their short sale or foreclosure, (such as showing a 20 percent loss in income for at least six consecutive months prior to losing the home). Buyers will also have to show and prove that they have taken steps to re-establish their income and credit – having a credit score of at least 640 or having undergone a HUD-approved counseling agency program on homeownership or residential mortgage loans.

The program does not consider divorce, previous loan modifications or adjustable-rate loan recasting as reasons to qualify.
